Inside the $20.5 Million Delray Beach Waterfront Compound Sold by Stefan Soloviev

A pair of waterfront homes in Delray Beach's Tropic Isle neighborhood sold for a combined $20.5 million, bringing together a billionaire seller, a rare residential compound, and national attention from South Florida real estate media.

A pair of waterfront properties in Delray Beach's Tropic Isle neighborhood changed hands this spring for a combined $20.5 million, drawing attention from real estate publications across South Florida. The seller was Stefan Soloviev, chairman of the Soloviev Group and son of New York developer Sheldon Solow.

The sale included two adjacent homes at 963 and 964 Eve Street. Together, they form a waterfront compound with direct Intracoastal views and a collection of amenities that are difficult to assemble today.

The larger property sits on a point lot with roughly 450 feet of waterfront. The house has eight bedrooms, a pool and spa, a basketball half-court, and a football field. The neighboring residence adds another four bedrooms, a pool, a home office, and a gym.

The buyers, John and Ana Davie, purchased the properties with plans to keep the homes together as a family compound. John Davie founded Buyers Edge Platform, a foodservice technology company, and Ana Davie co-founded the Davie Family Foundation.

Large waterfront assemblages are uncommon in Delray Beach. Building one often requires acquiring multiple properties over time, making existing compounds attractive to buyers looking for privacy and space without taking on a years-long project.

The homes sit in Tropic Isle, a neighborhood known for deepwater canals and direct access to the Intracoastal Waterway. Many of the area's properties appeal to boaters and buyers who want waterfront living without leaving Delray Beach.

The transaction also reflects a trend that has shaped the South Florida luxury market over the past several years. Buyers at the top of the market continue to look for properties that offer land, waterfront frontage, and room for extended family or long-term entertaining. Homes that check all three boxes remain limited in supply.
