Buyers shopping for a home in Jupiter or Tequesta often put "gated" near the top of the list early in the search, then find that the word covers a wide range of communities. Some have a guard at the entrance around the clock, and others use a call box or resident-only access. Some HOAs include tennis courts and a pool, while golf and dining run through a separate club with its own membership. Sorting out those differences before you tour homes makes it much easier to narrow the list to the communities that fit how you live.
This guide covers what to look for in a gated community north of Jupiter, how county lines affect school assignments, and three communities buyers often compare, including a single-story pool home now coming to market in North Passage.
Weighing non-gated neighborhoods too? Our guide to the best neighborhoods in Jupiter covers Abacoa, Jupiter Farms, The Heights and more.
The first distinction is the gate. A manned, or guard-gated, entrance has staff on site who check in visitors, contractors, and deliveries. Unmanned gates rely on resident transponders, codes, and call boxes. If you have a steady stream of guests, from visiting relatives and friends to regular drop-offs, ask how guest access works on a typical day, since some communities let residents pre-register visitors through an app or the gatehouse.
The second distinction is what your dues cover. In many Jupiter-area communities, the HOA pays for the gate, common areas, landscaping at the entrances, and a shared set of amenities such as a pool, fitness room, or courts. Golf, dining, and marina access often sit inside a separate club. Some clubs require membership with home ownership, and others make it optional. Mandatory and optional membership lead to very different monthly costs, so it helps to confirm which model a community uses before you fall for a particular house.
Many homes north of Jupiter carry a Jupiter or Tequesta mailing address in the 33469 ZIP code while sitting in unincorporated Martin County. North Passage is one of them. The county determines the public school district: homes in the Town of Jupiter and the Village of Tequesta are served by the School District of Palm Beach County, and homes on the Martin County side are served by Martin County Schools.
Because school assignments follow the specific address, confirm any home with the district's school locator before making plans. Your agent can pull the assigned schools for every home on your short list so you can compare them side by side.
Jupiter Country Club is a guard-gated community in Jupiter close to I-95 and Florida's Turnpike, which keeps the commute south short. Toll Brothers built the homes around an 18-hole golf course designed by Greg Norman, with floor plans that range from carriage homes to large single-family estates. On the amenity side, residents have a grand clubhouse with dining, two resort-style pools, a fitness center, and tennis and pickleball courts. It offers newer construction and a full club setting inside one gate.
Jonathan's Landing is an established gated community in Jupiter made up of more than 30 smaller neighborhoods, ranging from waterfront condos to single-family homes, and several of those neighborhoods have their own interior gates. Club membership is optional. Members have access to three golf courses, tennis and pickleball, fitness, dining, and a private marina. Membership is optional, so each owner decides how involved to be in club life.
North Passage sits along the Loxahatchee River on the Martin County side of the 33469 ZIP code, next to Riverbend Golf Club and surrounded by parks and natural areas, including nearby Jonathan Dickinson State Park. The entrance has a 24-hour manned gate. Inside, residents share a clubhouse, a community pool and spa, a fitness room, tennis and pickleball courts, a basketball court, and a playground, so most everyday amenities are inside the gate. Tequesta's restaurants and shops are a few minutes away, and Jupiter's dining, beaches, and entertainment are a short drive south.
North Passage has a smaller footprint than the large club communities, with single-family homes and townhomes set along canals and quiet residential streets. It has a staffed gate, a community pool and playground, and quick access to the river and parks.
Admirals Cove is a member-owned club community on the Intracoastal Waterway with 45 holes of golf and a private marina, all inside the community’s gates. It is one of the few clubs in Jupiter with its own marina, which puts golf and a boat slip at the same address.
Jack and Barbara Nicklaus founded The Bear’s Club in 1999. It is a private gated community with 24-hour security and roughly 100 homes, a mix of estate homes, golf villas and club cottages, which keeps it one of the most private addresses in town.
The Loxahatchee Club is a gated, guard-staffed golf community with about 285 homes on 340 acres and a Jack Nicklaus-designed course. Membership is required for homeowners, with limited non-resident options.
Rialto is a newer gated community of single-family homes built by Lennar, with a clubhouse and a resort-style pool. We put together five reasons buyers love Rialto if it is on your list.
