2026 home prices by budget in West Palm Beach, plus what to check in a condo and the taxes, insurance and closing costs that come with owning.

Short answer: the median single-family sale price in West Palm Beach was $651,000 in the second quarter of 2026, up 1.7% from a year earlier, and condos and townhomes sold for a median of $364,500, up 13.7%, according to MIAMI REALTORS. That makes West Palm Beach one of the more approachable places to buy near the water in Palm Beach County, with a single-family median just under the countywide figure.

Prices still swing hard from neighborhood to neighborhood. Here's how the market breaks down in 2026, plus the costs that come with owning here.

West Palm Beach Home Prices at a Glance (2026)

What Your Budget Buys in West Palm Beach

Under $400,000: condos and townhomes, including older buildings near downtown and along the Intracoastal. Condos make up a big share of the market here, so there's plenty to choose from.

$500,000 to $900,000: single-family homes in established neighborhoods, including many of the city's historic districts, where 1920s and 1930s homes sit on tree-lined streets close to downtown.

$1 million to $3 million: renovated historic homes, newer construction near downtown and luxury condos with Intracoastal views.

$3 million and up: waterfront estates along Flagler Drive and the Intracoastal, and the top floors of downtown's newest towers.

Condos: What to Check Before You Buy

With so much of the market in condos, the building matters as much as the unit. Ask for the association's budget and reserves, any planned or recent special assessments, the latest inspection reports and the rental rules. If you plan to rent the unit while you're away, read our guide to West Palm Beach condos that allow rentals first.

The Costs Beyond the Purchase Price

Property taxes. Your bill combines county, school, district and city rates. The City of West Palm Beach's operating rate was 8.1308 mills for fiscal 2026, and the city proposed keeping that rate for the coming year; check the Property Appraiser's hearing page for the adopted rate. A homesteaded primary residence gets up to $51,411 off its assessed value for 2026 through the homestead exemption.

Homeowners insurance. The average Palm Beach County premium was $6,323 a year in the state's July 2026 Property Insurance Stability Report. Condo owners usually need a smaller policy that covers the interior, while the association insures the building.

Closing costs. Buyers in Palm Beach County typically budget about 2% to 3% of the price, including documentary stamp tax on the mortgage, intangible tax, the lender's title policy and inspections.

On the ballot. Florida voters will decide Amendment 3 on November 3, 2026, which would raise the homestead exemption from non-school property taxes to $150,000 in 2027 and $250,000 in 2028. The Property Appraiser's calculator shows the effect on a specific home.
