Moving from Southlake, Frisco, or Plano to Palm Beach County: A Family Guide

How families from Dallas's top suburbs compare Jupiter and Palm Beach Gardens on schools, youth sports, master-planned communities, property tax, and the beach.
Meyer Lucas Team

Families from Southlake, Frisco, Plano, Colleyville, and Prosper know what they want in a neighborhood: highly rated schools, youth sports at a serious level, amenity-rich communities, and a safe place for kids to ride bikes. Jupiter and Palm Beach Gardens check those boxes, and add something North Texas can't: the ocean, a short drive from home.

Property tax: the number DFW families compare first

Texas and Florida both skip the state income tax, so families moving from Collin, Denton, and Tarrant counties focus on property tax. Combined rates in many DFW suburbs land near or above 2% of assessed value, even with the $140,000 school-district homestead exemption Texas voters approved in 2025 and the 10% annual cap on homestead appraisals.

In Palm Beach County, your first-year tax is based on your purchase price. Florida's homestead rules are also changing. Voters approved Amendment 3 on November 3, 2026, raising the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028, on top of the $25,000 school exemption. Buyers who don't have a permanent Florida residence on December 31, 2026 receive a $50,000 non-school exemption until their fifth year of residency, and the Legislature is setting the details in its 2027 session. Save Our Homes still caps annual increases in assessed value at 3% or inflation, whichever is lower. File for homestead with the Palm Beach County Property Appraiser by March 1 of the year after you move in, and use its property tax and Amendment 3 calculators to model a specific price. Our Amendment 3 guide for people moving to Florida and Florida tax guide for new residents go deeper.

Master-planned communities DFW families recognize

Palm Beach Gardens has several newer communities built around the same ideas as Phillips Creek Ranch or Southlake's gated neighborhoods.

Our guide to Jupiter's best family neighborhoods goes community by community.

Schools

Palm Beach County public schools are assigned by address, so the specific street matters, and several high schools run choice academies that accept applications. Families leaving Carroll ISD or Frisco ISD often tour Jupiter High School, William T. Dwyer High School in Palm Beach Gardens, and the private options: The Benjamin School, The King's Academy, and Jupiter Christian School. Apply to private schools early.

Sports and activities

Frisco families who live around the Star and PGA Frisco will feel at home. Roger Dean Chevrolet Stadium in Abacoa hosts spring training for the St. Louis Cardinals and Miami Marlins, plus Minor League Baseball through the summer. PGA National in Palm Beach Gardens hosts the Cognizant Classic, and youth golf, tennis, lacrosse, soccer, and baseball programs run year-round. The difference from DFW is the water: sailing camps, junior lifeguard programs, fishing tournaments, and weekends on the sandbar.

Weather and insurance

North Texas families trade ice storms and hail for humid summers and hurricane season, which runs June through November. The home determines the insurance quote: roof age, impact windows, the wind mitigation report, elevation, and flood zone. Newer construction in communities like Avenir and Alton is built to current Florida code, which helps. The market has steadied, and Citizens and several private carriers filed rate decreases for 2026. Our homeowners insurance guide explains what to ask.

Travel back to DFW

American Airlines flies nonstop between PBI and DFW, which makes holidays with family and quick business trips manageable.

Making the move

We help DFW families narrow by school zone first, then by commute and amenities, so every home on the tour fits the non-negotiables. Send us your must-haves and we'll build the shortlist.
