Moving from Los Angeles to Palm Beach County: What LA Buyers Should Know

A practical guide for families from the Palisades, Brentwood, Malibu, Manhattan Beach, and Beverly Hills weighing a move to Jupiter, Palm Beach, and Palm Beach Gardens.

Los Angeles buyers come to Palm Beach County for different reasons. Some are rebuilding plans after the January 2025 fires and deciding whether to stay. Some have watched their homeowners policy move to the California FAIR Plan. Many simply want the ocean without the traffic, and a state that doesn't tax their income. Whatever the trigger, the questions tend to be the same, and this guide answers them.

Taxes after Los Angeles

California's top income tax rate is 13.3%. Florida has no state income tax, which matters most for entertainment, finance, and business-owner households with large or irregular income.

Your Prop 13 basis stays in California, so your first Florida property tax bill is based on what you pay for the house. Florida's homestead rules are also changing. Voters approved Amendment 3 on November 3, 2026, raising the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028, on top of the $25,000 school exemption. Buyers who don't have a permanent Florida residence on December 31, 2026 receive a $50,000 non-school exemption until their fifth year of residency, and the Legislature is setting the details in its 2027 session. Save Our Homes still caps annual increases in assessed value at 3% or inflation, whichever is lower. File for homestead with the Palm Beach County Property Appraiser by March 1 of the year after you move in, and use its property tax and Amendment 3 calculators to model a specific price. Our Amendment 3 guide for people moving to Florida and Florida tax guide for new residents go deeper.

Insurance: different risks, different questions

LA buyers trade wildfire and earthquake exposure for hurricanes and, in some locations, flooding. Florida's insurance market has steadied since its 2022 and 2023 reforms, and Citizens and several private carriers filed rate decreases for 2026. The house drives the premium: roof age, impact windows and doors, wind mitigation features, elevation, and flood zone. Ask us for those details on every property and get a quote during your inspection period. Our homeowners insurance guide has the checklist, and hurricane-ready home features explains what to look for.

Where Westside buyers look

For Malibu-style privacy on the ocean: Jupiter Island is a quiet barrier island town with large estates, limited commercial development, and its own police department. Palm Beach offers a more social version, with Worth Avenue, historic estates, and a busy winter season.

For a Palisades or Brentwood family feel: Jupiter and Palm Beach Gardens offer gated golf communities such as Old Palm, Mirasol, and BallenIsles, along with waterfront enclaves like Admirals Cove in Jupiter.

For Manhattan Beach energy: Juno Beach and the neighborhoods east of US-1 in Jupiter and Tequesta put families within walking or biking distance of the sand.

Getting back to LA

JetBlue has flown seasonal nonstops between PBI and LAX, and most other trips connect through a hub. Clients with frequent West Coast travel often split flights between PBI and Fort Lauderdale or Miami for more schedule options. Brightline links West Palm Beach with Miami and Orlando by rail.

Culture and daily life

Angelenos who expect a cultural step down are usually surprised by West Palm Beach. The Norton Museum of Art, the Kravis Center for the Performing Arts, and Palm Beach Dramaworks anchor a busy arts calendar, and the restaurant scene around Rosemary Square, Clematis Street, and the Royal Poinciana Plaza in Palm Beach keeps adding names from New York and Miami. Day to day in Jupiter, life is outdoors: beaches, boating, fishing, golf, and pickleball.

Summers are humid, with afternoon storms from June through September. Winter brings highs in the 70s, low humidity, and the busiest social season of the year.

Schools

Palm Beach County public schools are zoned by address, and several high schools run application-based choice academies. Private options popular with relocating families include The Benjamin School, The King's Academy, Palm Beach Day Academy, and Saint Andrew's School in Boca Raton. Start applications early, since spots fill.

Starting your search from Los Angeles

We work with many LA clients remotely before their first visit, sharing video walk-throughs, flood maps, insurance quotes, and HOA documents so the first trip is spent comparing finalists. Tell us how you want to live, and we'll build the shortlist around it.

The Meyer Lucas Team serves buyers, sellers, relocators, and investors throughout Jupiter, Palm Beach Gardens, North Palm Beach, Juno Beach, Tequesta, West Palm Beach, Palm Beach, Palm Beach County, and Martin County.
